      Monte,

Dave invented a system for night golf that let you use regular golf balls that glowed brighter, could used over an over. The old method required you to use glow sticks that were placed in the ball making it restricted on distance and how long they stayed bright to see. They were a hit for night golf outings and he also started putting glo in the dark putt - putt courses in malls around the country. About 12 years ago he bought the Country Club we were members of in Kansas and within five years make it into one of the best (golf only) country clubs in the state. Two years ago he sold off the night golf business and all of his putt - putt locations. Dave now invests in the stock market (averaging 10% per year over the past 5 years) and stated buying high end homes in the Scottsdale area to rent. Two of the homes are $4000.00 per week each and he just purchased a third. While I was out there he was looking at two more to purchase. I've been around him when he is making big deals and he is the best negotiator I've ever seen. Dave is an idea man and Ann takes care of the money end, he couldn't tell you how much he's worth but according to Ann around $4,000,000 not counting assets. They are great people and you would never know they are well off. Just good solid people.

What part of Kansas? I'm originally from Pittsburg, Kansas down in the southeastern part of the State.

Sounds like Dave is a smart man by inventing what he did then selling it off. Renting out those places is a good source of income, but more importantly it help pays the property off more quickly. How many weeks out of the year do they rent those houses?

The two big ones stay rented from November throw March. One lady from Michigan rents from January thru April. His newest one is in a retirement community for 55+, he plans on getting a renter that will take it for the winter. The community has two golf courses, tennis courts, pool, ext. Shouldn't be hard to find a couple that wants to get out of the cold up north. It's only 3 bedroom (each with their own bathroom) 2,000 sf. Didn't ask him what he was going to ask for it per week. He wants my wife and I to move in it for nothing and be caretakers for his other houses. To include cleaning them between renters, we just don't want to ruin a great friendship it things don't go well. They eventually want to move to Scottsdale and want us to go with them. During the summer he has them rented about 30 % of the time for $2,000 per week.

Dave ownes Metcalf Ridge in Louisburg, Kansas. When he bought it was losing $100,000 a year. He turned it around and now clears that much a year. Plus the improvements he has made has raised the property conciderbly. Dave plans on selling it once his kids get out of high school (in two years) and moving to Scottsdale. They are in their late 40's and he wants to wind down and just live off his investments and rental property by his early 50's.

Louisburg, Kansas sounded familiar to me so I looked it up and it's on the way from Pittsburg, Kansas to Kansas City. Again your friend has business smarts! Taking a golf course loosing $100k a year then turning it around to where it's making it that much a year is a big deal! How long did it take to turn it around?

Are the kids going to go too school down in Arizona? I can't blame him for retiring in his early 50's as it sounds like everything is lined up just perfectly to do so. And that gives him and his wife a lot of their own time. Most people would and dream of retiring at that age, but it's just hard in this economy.
